Project Manager: $168kProject Duration: 4 yearsSummary:We are
looking for a Project Manager, Intermediate Project Manager, and
Senior Project Manager to provide staff augmentation and
construction management (CM) support for several hospital projects
in Sacramento, San Jose, and Portland. The successful candidates
will work alongside the Owner's project team throughout all phases
of the projects at one of the specified locations. These roles will
ensure the efficient execution of design and construction
processes, all while maintaining strict adherence to contract
specifications and requirements.Design Phase Responsibilities:
- Manage Design Submittals: Oversee the design submittal process,
ensuring all submittals are reviewed, approved, and logged in a
timely manner, including resubmittals.
- Track Submittal Reviews: Maintain a log to track design
comments and ensure all feedback is addressed.Construction Phase
Responsibilities:
- Quality Assurance (QA) Oversight: Oversee QA on-site
construction activities, ensuring compliance with contract
specifications.
- Contract Documentation: Document and maintain all contract
data, preparing required reports and updates for the Owner.
- Monitor Project Budget & Schedule: Track budget and schedule
progress, advising the Owner on trends that may affect timely and
cost-effective project completion.
- Review Contract Documents: Ensure all contract documents and
procedures are followed.
- Weekly & Special Construction Meetings: Attend meetings to
evaluate and control progress, quality, budget, and address action
items.
- Inspection & Testing Services: Coordinate services from testing
and inspection firms, ensuring compliance with agreements.
- Change Orders & Claims Resolution: Maintain and reconcile
change order logs. Assist with evaluating and resolving contract
changes, claims, and disputes in collaboration with the Owner.
- Allowance Log Management: Track allowance usage and reconcile
monthly with the contractor's allowance log.
- Project Closeout Coordination: Oversee final inspections,
certifications, and scheduling of occupancy.
- Compliance Oversight: Monitor compliance with contract
documents and design directives.
- Reporting: Submit weekly and monthly written reports to the
Owner and design professionals.Required Qualifications:
- University Degree in Engineering, Construction Management, or
Architecture.
- A minimum of 10 years of construction experience in roles such
as Project Manager, Construction Manager, or Owner's
Representative.
- Healthcare project experience and in-depth knowledge of
Mechanical, Electrical, and Plumbing (MEP) systems.
- Experience with Design-Build (DB) projects and familiarity with
the OSHPD/HCAI design approval process.
- Strong background in Change Order Requests (CORs), managing
project costs and budgets.
- Proficiency in construction management software such as Procore
or similar platforms.
- Experience using Microsoft Excel or related cost estimating
software.
- Strong understanding of Critical Path Method (CPM)
scheduling.
- Expertise in risk management and managing constructability
risks on construction projects.
- Experience in reviewing engineering designs and contractor shop
drawings.
- Excellent interpersonal skills, with a proven ability to manage
and collaborate with contractors.
- Leadership capabilities: Ability to guide staff and
stakeholders through detailed project procedures.
- Demonstrated success in managing projects with multiple
stakeholders.
- Strong administrative and document control skills.Preferred
Qualifications:
- Design-Build Institute of America (DBIA) Certification
- Leadership in Energy and Environmental Design (LEED)
